What is a residential investment bridge loan?
A residential investment bridge loan is short-term, interest-only financing on a 1–4 unit investment property. It covers a gap: buying before long-term financing is in place, pulling equity from a finished project while it sells, or carrying a property through lease-up.
Estimate only. Final leverage depends on credit, appraisal, budget review and final approval. This is not a term sheet or a commitment to lend.

Completed-home bridge loans for builders
When a spec home or renovation is finished and listed, a completed-home bridge loan can pay off the construction loan or pull out equity for the next project. The loan is repaid when the home sells.
For cash-out and rate/term refinances, the home must be listed for sale and have a final certificate of occupancy.
Spec construction loans →Bridge to DSCR: from acquisition to long-term hold
Some investors use a bridge loan to buy or stabilize a rental quickly, then refinance into a long-term DSCR loan once the property is leased and qualifies on its rent. Planning that exit up front helps size the bridge loan correctly.
